WaldenPacific will pay the monthly rental payment
regardless of whether the Unit is vacant or rented if the rental tenant is
current or delinquent, as set forth in the Insider Terms & Conditions

As additional security and peace of mind to the
buyer, WaldenPacific will place an amount equal to nine months rent payment in
a Standby Letter of Credit (Certificate of Deposit) GUARANTEED and secured by
Bank of America, with the buyer as sole beneficiary. Nine months is more than
5 times the current delinquency ratio.
