WHY ARIZONA

Wittmann is located 35 miles northwest of
downtown Phoenix, just past Glendale, Surprise, and Sun City, and is
directly on the busy corridor to Las Vegas. By sheer numbers alone,
Maricopa County is the fastest growing county in the United States,
according to the 2004 Census. This hot new development area around
Wittmann is already growing rapidly as seemingly unstoppable growth
pushes westward from the Valley of the Sun. With the increased
transportation demands to this area, Loop 303 is soon expected to
expand to freeway standards. Perhaps the most intriguing aspect to
this new development area is the striking Sonoran desert scenery of
gently rolling hills and towering saguaro cactus. The Wittmann area
features a number of amazing outdoor leisure opportunities such as
desert hiking, mountain biking, and is located near the White Tank
Mountain Park, one of the largest urban recreation areas in the
country. Plus, with its proximity to Phoenix and Wickenburg, Wittmann
offers plenty of championship courses for even the most discerning
golfer, while new courses are under construction. |

One of Pinal County’s fastest growing cities, the city of
Maricopa is located approximately 20 miles south of
Phoenix, and 20 miles northwest of Casa Grande. With a tradition of
family values and quiet rural living, Maricopa has long been one of
the most productive farm communities in the state, with cotton,
grains, fruit, vegetables, and beef thriving in this arid desert.
Today, Maricopa is a place of rapid urban growth with a population
expected to be 75,000-100,000 within the next 10 years. As of March
2004, the population of the City of Maricopa was 4,998 according to
the 2004 Special Census. This figure is well up from 1,482 in the year
2000. Current projections predict a population of roughly 24,000 by
the end of 2005 and 185,000 by 2025. With the pleasant year-round
weather, the Maricopa area is home to a number of flight training
centers with pilots coming in from all over the world. |

Continuing south from Maricopa about a half-hour, Arizona City
is conveniently located less than 60 miles from both Phoenix and
Tucson. Once a well-kept secret, this area has only recently seen
rapid growth. Community infrastructure such as libraries, schools,
fire stations, and retail stores are already established. Just 10
miles north, Casa Grande offers a major medical center and over 200
discount retail outlet shops. With the widespread availability of land
in the area, the surprisingly low population (still under 10,000) of
Arizona City is projected to easily quadruple in the next three years.
The demand for housing and the potential for quality investment
opportunities is truly incredible. |
