The Village on Lake
Rachard is located in southern Highlands County within the town of Lake
Placid, Florida. Immediately adjacent to US 27, the major north/south
Highlands County traffic corridor, The Village is at the epicenter of the
remarkable population and housing growth currently being experienced by Lake
Placid. The community is approximately 90 minutes south of Orlando, less than
90 minutes from Tampa and Florida’s Gulf and Atlantic Beaches, and
approximately 2 hours’ drive from Broward and Palm Beach County. As a
matter of fact, over 85% of Florida’s population is within 150 miles of Lake
Placid, which was twice recognized as Rural Community of the Year.
With 29 freshwater lakes
in the southern Highlands area, Lake Placid has been nationally recognized for
its un-crowded and un-spoiled fishing, boating, water skiing and other
exciting water-oriented activities. Adjacent to Lake Placid’s Town which
houses baseball as well as soccer fields, The Village is within walking
distance of Lake Placid’s Town Center as well as the town’s excellent
elementary, middle and high schools. The Village’s unique location and
easy accessibility to the local amenities add tremendous value to this
development.
The Village consists of
363 homes on approximately 95 acres surrounding picturesque Lake Rachard, a
18-acre, sandy bottom, passive sports and fishing lake. Lake June, Lake
Placid’s signature 3,500 acre clear “ridge” lake is less than 100 yards from
The Village’s boundary. Most importantly, a boat ramp is located just
off The Village’s property for easy access to Lake June.
The Village will offer
three distinct residential “neighborhoods” employing Traditional Neighborhood
Development concepts where appropriate. In addition to lakeside estate
homes, cottage homes will be designed around parks which consist of playing
fields with gazebos and barbeques for community gatherings and events.
Finally, The Villages will provide attached Garden Homes for the active adult
population as well as two lakefront clubhouses with pools, spas, fitness and
recreation facilities.
The incredible real estate
opportunity I am recommending is the purchase of raw land within the
community. Currently, investors have an opportunity to purchase a build-able
lakefront or lakeside lot in The Villages on Lake Rachard. These
homesites are on a minimum of ½ acre and will be the future location of the
Estate Homes within the community. If you are interested in this
opportunity, please respond via email and I will forward you the complete
marketing package. There are only a limited number of these lots
available so please respond quickly. Thank you for your time and I look
forward to a long and profitable relationship.

A unique and unforgettable
hometown
“Lake Placid is a place where
there are murals, flowers and smiles everywhere you look.”
(Southern Living Magazine -
May 2005).
Unique among the state’s small
hometown communities, Lake Placid is located on Route 27 in Florida’s quietly
popular Lakes Region just 18 miles south of the legendary town of Sebring and
approximately 80 miles southwest of the hustle of Orlando. Less than 90
minutes from Tampa and Florida’s Gulf and Atlantic beaches, Lake Placid is
within 150 miles of 75% of the state’s population, yet it’s surrounded by 29
lakes and more virgin countryside than you could ever hope to explore.
Twice recognized as “Florida's
Rural Community of the Year" by Main Street USA and recognized as the Caladium
Capital of The World, Lake Placid was described in the May 2005 issue of Southern Living as “Picture perfect … a charming
place where there are murals, flowers and smiles everywhere you look.” In
short, this storybook town is a place where your neighbors are neighborly, and
friends celebrate the easy living lifestyles that are unique to this quiet,
uncrowded and almost undiscovered world.
With a baker’s dozen golf
courses, a wide range of first-class tennis facilities, the nation’s only
clown school, state-of-the-art healthcare, higher education institutions,
fascinating museums and just about every “name brand” retailer you could
imagine within a leisurely 10 to 30 minute drive, access to everything that
puts life in Florida living is “just down the road” from your home at The
Village.
Surrounded by 29 of the
clearest lakes you've ever seen and a hometown that Norman Rockwell could have
painted, The Village offers a unique combination of easy living lifestyles and
unforgettable 2, 3, 4 and 5 bedroom Cottage and Garden homes integrated into
an enchanting collection of traditionally planned family and adult
neighborhoods.
Connected by wide winding
sidewalks, a 24-station fitness trail, 10 neighborhood parks and gathering
places, and two lakeside fitness, activity and recreation centers, this
charming gated community is reminiscent of the traditional, small town
communities of days gone by, yet offers all of today’s most wanted
conveniences and amenities.
For homebuyers weary of
cookie-cutter communities whose streets are lined by row upon row of
look-alike houses with monolithic, garage-dominated elevations, The Village is
proud to offer a veritable cornucopia of energy-efficient residential designs,
Anglo Caribbean-style elevations and distinctive color palettes.
As the first and only community
to be located within Lake Placid's town limits, The Village is about 100 yards
away from the sparkling 3,500 acre Lake June and its community boat launching
ramp, and less than a 10 minute walk (or a 5 minute bike ride) from all the
quaint shops, museums, restaurants, healthcare, financial and professional
services of a home town that's been twice voted
Florida's Rural Community Of
The Year!
The Village’s expert land
planning and distinctively colorful architecture have been specifically
designed to assure never-boring streetscapes and an activity-enriched,
easy-going, "get to know your neighbors" feel for the entire community.
The Village’s distinctive
neighborhoods are dotted with numerous small parks and other carefully planned
residential green spaces. Additionally, each Village resident can chose to
enjoy their own private garden and relaxation areas or opt to take advantage
of the abundant interactivity options encouraged by the community’s master
plan.
If you’ve been thinking about
escaping from the 24-hour-a-day hustle and hassle of big city life, Lake
Placid’s Village on Lake Rachard might just offer everything you’ve been
looking for in a small town community to call home.
The Village offers a collection
of traditionally planned adult and family neighborhoods built around a wide
selection of uncommonly exciting, easy living and easy access 1- and 2-story,
2, 3, 4 and 5 bedroom single family
Garden and
Cottage homes.
Specifically designed by master
architects to emulate the look of classic Anglo-Caribbean-style residences,
The Village’s single family homes range from a stepless entry, easy access
2-bedroom, 2-bath attached Garden home with 1,213 (up to to 1,534) sq. ft. of
air-conditioned living area, to easy living 2, 3 and 4 bedroom detached
Cottage homes with 1,670 to 3,098 sq. ft. of fully personalized
air-conditioned living area. By taking advantage of The Village’s wide range
of bonus rooms and flex plan options, you can easily configure a Cottage home
to contain up to 7 bedrooms and 5 1/2 baths should your lifestyle call for
it.
To further accent the
laid-back, informal feel of The Village, all homes offer inviting front
porches, optional alley-access garages and picturesque accents of metal seam
roofs. The Village’s energy efficient, low maintenance homes will be showcased
by manicured lawns and lush landscaping, while the community will have a
network of sidewalks, gathering areas and picturesque parks that will enhance
the community’s natural beauty and encourage social interaction.
The Orlando office of the
nationally renowned architectural firm of Bloodgood Sharp and Buster designed
the Village’s eight model homes with more than 45
optional floor plan and bonus room options that can be utilized to
include such lifestyle-enhancing features as game / playrooms, home offices,
extra bedrooms, dens, expanded master suites, guest rooms, lanais, garden
courtyards and splash pools.
According to Gregory L. Arnone,
principal of The Village’s development company, “Our vision and ultimate goal
is to create a pedestrian-friendly, multi-generational community with a
hometown sense of place that gives The Village’s homebuyers the opportunity to
select the plan and residential ‘look’ that best fits their individual
lifestyle and living needs”.
Developer – Builders – Land
Planners and Engineers
Architects – Landscape Designers
The Village’s developer,
Arnone Consulting, Inc. led by
its founder and president Gregory L. Arnone, a 20-year residential development
and construction veteran, knows it takes an exceptional development team to
build a dream. To assure that every aspect of The Village will be the best
that it can possibly be, he has built a team of nationally recognized
builders, land planners, architectural designers and landscape architects to
help fashion a community already recognized as one of Lake Placid’s premier
water-oriented residential addresses.
This synergy of planning and
design will not only maintain the beauty and integrity of The Village’s
natural setting, but will create a wide variety of state-of-the-art,
energy-efficient homes with wide-open, easy living and easy access floor plans
as well as a host of community amenities where The Village’s adult and family
residents can easily and comfortably interact and enjoy an unmatched,
activity-enhanced quality of life in this one-of-a-kind Traditional
Neighborhood Development.
